The Churchill is the adaptive reuse and conversion of an historic church and parsonage into 11 luxury lofts. The development program called for the removal of the internal structure of the church and construction of three interstitial floors within the massive masonry volume, to create grand two and three-bedroom residences within the historic neighborhood of Capitol Hill. Construction was completed in January 2018, and all eleven units where pre-sold prior to delivery.
2255 Wisconsin Avenue NW, Washington, DC
The development of 2255 Wisconsin involved the expansion and repositioning of an existing office and retail building into a 100,000 square foot mixed-use building, including 81 apartment units, 30,000 square feet of retail, and two levels of structured parking. Adjacent to the Naval Observatory, the development of the site required federal oversight and presented significant physical challenges. The existing retail was repositioned with two long-term leases to national tenants, and the project was sold before residential lease-up.

The Maples is the adaptive reuse and expansion of a historic landmark building dating back to 1795. Its development called for the renovation of the existing historic improvements into 14 luxury condominium homes, plus the addition of three elevatored townhouses and two expansive flats, while also introducing a 19 space structured garage into the site. The project established some of the highest sales price per square foot for the Capitol Hill submarket, and received the Delta Associates Best Washington/Baltimore Adaptive Reuse Condominium Community award.
