Altus is a full-service real estate development and investment company based in Washington, DC. From repositioning underperforming assets to developing ground-up projects, we focus on creating mixes of residential, office, retail and hospitality experiences that inspire. Our thoughtful, crafted approach to each project is guided by a strong vision grounded in the particular context of each site. We seek to elevate surrounding neighborhoods with each of our projects.

Altus has acquired, repositioned and developed over $600M of commercial office, retail, and residential space totaling over 1,850,000 square feet.


Our projects range from new ground-up construction to major renovations and repositioning.  We leverage our team’s proven experience to close challenging acquisitions and resolve complicated design problems.  Our hands-on approach to working with local municipalities and communities enables us to skillfully navigate complex entitlement processes while delivering projects on time and on budget.


Who We Are

Altus was formed in 2006 to provide private and institutional investors in the Mid-Atlantic, and particularly metropolitan Washington, D.C., with an operating and investment partner who can execute complex acquisitions, identify and realize development opportunities, and act as the long-term steward of our partners’ interests.


Charles H. Kehler


Charlie founded Altus in 2006 with Terry Hindermann and leads all acquisition and development activities. Prior to starting Altus, Charlie was a VP at Vornado/Charles E. Smith and The Kaempfer Company, where he was responsible for acquisitions, leasing, and related development activities. Prior to Kaempfer, Charlie was a VP with Beacon Global. Charlie has an MBA from Cornell University Johnson School of Business and a B.A. from Hamilton College.


Alexander G. Troup, IV


Al is responsible for acquisitions and financings for Altus. Prior to joining Altus, Al was a SVP with Lincoln Property Company where he led the Mid-Atlantic acquisitions and development team. Prior to Lincoln, Al was a VP with The Carlyle Group where he focused on U.S. real estate investment opportunities. Al has an MBA from The University of Texas McCombs School of Business and a B.B.A. in Finance from Texas A&M University.


Gordon M. Fraley



Gordon is responsible for all development activities for the company. Prior to joining Altus, Gordon was a SVP at Vornado/Charles E. Smith where he co-managed the development team.  Gordon began his career with The Kaempfer Company which was acquired by Vornado in 2003.  Gordon has an MBA from The Wharton School at the University of Pennsylvania and a bachelors degree in Urban and Environmental Planning from the University of Virginia.


Stratton M. Thomas


Stratton manages all underwriting, due diligence, acquisition and financing activities for Altus. Prior to joining Altus, Stratton was a Vice President with CB Richard Ellis where he was responsible for financial analysis in the brokerage services group. Prior to CBRE, Stratton held positions at HFF, TrizecHahn and Velsor Properties where he specialized in debt finance, joint ventures and sales transactions.  Stratton has a Bachelor of Science degree from BYU.
